My Story

Hello, I’m David Gray, and I’ve been a property investor for over 16 years. My journey in property has been one of continuous evolution. I started by flipping houses and using the “buy, refurbish, and refinance” strategy to maintain cash flow. I initially focused on standard buy-to-let investments, but as I looked for ways to increase income, I transitioned into the student rental market.

In 2010, I discovered Airbnb—a little-known platform at the time with fewer than 10 listings in our area. Listing on Airbnb generated income during the summer, bridging the gap before students moved in each September. As I gained experience, I found strong demand from contractors needing short-term accommodation, often for weeks or months, while working locally. This demand led short-term lets to become the core of our business strategy.

Serviced accommodation was still a relatively new concept then, but it was starting to gain traction, and courses on the topic were emerging. By 2019, our business had earned a reputation for securing long-term, profitable bookings for our own properties. People struggling with their management companies frequently asked if I could manage their properties as well. As a property investor, I was initially hesitant, aiming instead to create an online booking platform where guests could find quality accommodation without needing me to manage it.

However, demand kept growing, and I eventually took on client properties, scaling to over 90 properties by 2022. At that point, I realized the business model didn’t align with my passion, which is helping people create exponential income. So, in 2022, I sold the property management arm of Workstays UK and launched Cohost. The concept is simple: teach clients how to operate serviced accommodation, equip them with the necessary tools, and provide ongoing support. This approach achieves two goals—clients maximize income from their properties without paying high management fees, and I continue developing a large, commission-free booking platform for workers.
